The Bay Lakes Homeowners Association annual assessment of $250.00 is due and payable by Friday, January 15, 2016. The Invoices were mailed out on December 9, 2015.
If you have already sent your check for $250.00 in, we appreciate it and thank you for supporting our efforts and your Homeowners Association.
If you haven't paid yet, you have eight (8) more days to get the assessment in. Please make check payable to the Bay Lakes HOA and mail it to P.O. Box 690284; Orlando, FL 32869. Other options include paying online.
Please read the Assessment Collection Policy & Procedure on the next page for deadlines. Please help us to keep our costs down and send your annual assessment of $125 and special assessment of $125 in today. Other subdivisions in our area pay from $345 to $4900 or more per year and many have added special assessments on top of that too, we have not.

A Note to anyone in Foreclosure: You are still liable for paying the annual assessment each year. Since you’re not paying your mortgage, you should be able to pay the annual assessment on time. This year it’s $250 ($125 assessment and $125 special assessment for dock and playground refurbishment). Late fees such as interest, admin fees and attorney’s fees add up very fast . . . so pay it now and save money. Please help us out by doing your part as a responsible owner. The average foreclosure takes 2-3 year; the property is yours until the Bank takes the keys. We expect you to maintain your property and pay the mandatory annual assessment and special assessment in a timely manner.

ASSESSMENT COLLECTION POLICY & PROCEDURE
1. The Bay Lakes assessment invoices shall be mailed by December 10th
of the preceding year.
2. The assessment is due and payable on Jan. 15th
of the current year. Interest shall begin accruing at 18% if it is not
paid by the due date.
3. On February 1st the assessment becomes delinquent. A PAST DUE NOTICE shall be sent by February 3rd stating the amount now due shall include the assessment, an administrative fee of $10, and accrued interest from Jan 15th.
4. If there is no response by March first the Association will send a DEMAND LETTER on MARCH 1st
stating that the homeowner will have 10 (ten) days to pay the assessment, an additional administrative fee of $15, postage and accrued interest from January 15th. The letter will state that if the homeowner does not pay within a 10 (ten) dayperiod, the Association will file a lawsuit against the homeowner to collect the assessment. Any costs incurred in the collection,
including attorney's fees, shall be the responsibility of the individual homeowner.
5. Returned checks will be assessed a $25 administrative fee plus the current fee charged by the bank.
6. At closing a transfer fee of $50 will be charged effective Janu
ary 1, 2014.
